捷運局標2戶「藏富」　均標脫

【郭寶懃／台北報導】今日台北市政府捷運工程局標售捷運松山線南京三民站共構宅「藏富」2戶住宅，吸引4封標單，全數標脫，坪數分別為73.64坪與73.68坪，房型為4房1廚1廳2衛，得標每坪均價約為97萬元，再加平面車位價311萬元，即得標總價約為7454萬元與7457.9萬元，而標售底價7235萬元與7266萬元，溢價率為3%與2.6%。

永慶房產集團研究發展中心黃舒衛經理指出，該區新屋成交價每坪為90~95萬元，這次得標每坪均價為97萬元算是合理價，但整體總價算是偏高，以自主客與置產客為主，議價空間小。
